Real Property Title Analysis and Non-Judicial Title Clearing
We are exceptionally experienced with analyzing and non-judicially clearing real estate titles and establishing chains of title by forensic title, deed and transaction history analysis, working with owners, potential purchasers, lenders and title companies to establish legal and beneficial ownership interests, clearing titles, easements and other exceptions and working with governmental planning agencies/departments to establish legal parcels and obtain Certificates of Compliance. We have cleared titles to hundreds of real properties without litigation through forensic title research and analysis and negotiations with title companies and government agencies. We have also assisted clients with resolving Subdivision Map Act parcel map land division issues including obtaining unconditional and conditional Certificates of Compliance and opposing Mergers of adjoining parcels. When a survey confirms an encroachment, we can resolve it by establishing an easement or lot line adjustment. Our experience includes:
● Establishing a Subdivision Approval in Los Angeles County, including walking through portions of the overall approval process;
● Establishing Parcel Map land divisions;
● Processing and obtaining a lot split and obtaining Certificates of Compliance in Malibu and elsewhere in Los Angeles County;
